What are the application requirements?
We prefer a credit score of 600+, however we do review your overall credit history. An income-to-rent ratio of 2.5 and pass a credit and background check.
How long does the approval process typically take?
The process typically takes 3 business days. This also depends on how quickly we receive your employment and rental verifications.
Do you offer short-term leases?
We do not. Our lease terms are 6, 9, or 12 months.
Can I schedule a tour, and do you offer virtual or self-guided options?
Yes, can schedule on our website or contact our office at 559-436-1777.
What is the security deposit amount, and is it refundable?
The security deposit is 1,000.00 and is refundable, subject to unit availability.
When is rent due, and what are the payment methods?
We make paying your rent easy with our resident portal app. You can pay by check, credit card or apple pay. We do not accept cash.
What utilities are included in the rent?
Utilities are a separate fee that is based on your usage and household size.
How do I set up my electricity/water/gas?
You can contact PG&E to set up your electricity. They can be reached at 1800-743-5000.
Is renter’s insurance required?
Renters insurance is required with a minimum coverage of 100,000.
Are there any additional monthly fees?
No, there are no additional monthly charges.
How do I submit a maintenance request?
You can submit your request through the resident portal app. Or by contacting the office.
What qualifies as a maintenance emergency, and who do I call after hours?
Water leak, flood, Heat or cooling issues, as well as any water heater issues.
How are packages handled?
Packages may be delivered to the parcel box or to your front door.
Is there extra storage available on-site?
Yes, along with the storage closet that is included with your unit, you also have access to storage bins in your garage.
When is "quiet time" for the community?
Quiet time is from 10 pm to 8 am the following morning.
What are the hours for the pool/gym/clubhouse?
Hours for our pool and gym are 8 am to 10 pm. The pool is open from May and closes for the season in October.
Is there assigned parking, and is there a fee for extra vehicles?
Each unit comes with either a 1-car or 2-car garage, which is considered your assigned parking. Anything that is open parking can be used for an additional vehicle.
Is there guest parking available?
Yes, our open parking area can be used for guest parking as well. It is first come first serve.
Do you have EV charging stations on-site?
No, we do not.
How do I reserve the clubhouse or community room for an event?
Residents can reserve the pool area by contacting the office 2 weeks in advance. The pool area can
only be reserved for a 2-hour time period. And requires a 200.00 deposit.
Is the community pet-friendly?
Yes, we are a pet-friendly community.
Are there breed or weight restrictions?
No, pets over the weight limit of 50 pounds. Yes, we have restrictions regarding large or aggressive breeds.
What are the pet fees?
What are the pet fees? (Initial deposit vs. monthly "pet rent"). We require a pet deposit of 500.00 per pet. And an additional 45.00 per month for a dog, and 35.00 for a cat.
What is the smoking policy for the building and common areas?
We are a non-smoking community.
What is the guest policy for overnight stays or using amenities?
Guests are permitted for no longer than 2 weeks and must be accompanied by the resident to all
amenities.
